Tenants deposits (UK)

A tenants deposit is a sum of money paid by a tenant at the start of a tenancy as security against damage, unpaid rent, or other breaches of the tenancy agreement, which must be protected in a government-approved deposit protection scheme under UK law.

What is this?

In the UK, landlords are legally required to protect tenants' deposits in an approved scheme within 30 days of receipt. This protects tenants from unfair deductions and ensures disputes over deposit returns can be resolved through the scheme’s free adjudication service. The three main government-backed schemes are Deposit Protection Service (DPS), MyDeposits, and Tenancy Deposit Scheme (TDS). Failure to comply can lead to financial penalties and difficulties regaining possession of the property.
