A sum of money paid by a tenant at the start of an assured shorthold tenancy in England and Wales, held by a government-approved scheme to protect both tenant and landlord interests in case of disputes over the deposit at the end of the tenancy.
What is this?
Tenancy deposits are legally required under the Housing Act 2004 for most assured shorthold tenancies in England and Wales. They serve as financial security for landlords against damage or unpaid rent, while also protecting tenants from unfair deductions. Within 30 days of receiving the deposit, landlords must place it in one of three government-backed deposit protection schemes: DPS, MyDeposits, or TDS. The scheme safeguards the deposit and provides dispute resolution if needed.

Why this matters
