Rent increase notice (UK)

What this check covers

A rent increase notice records the proposed new rent, the date from which it is to apply, and the legal or contractual route relied on for the increase. The correct process depends on the tenancy type, whether the tenancy is periodic, and which part of the UK the property is in.

For privately rented assured tenancies in England, GOV.UK’s assured-tenancy forms guidance treats Form 4A as the landlord’s notice proposing a new rent under the post–1 May 2026 regime. Older “Form 4” wording should not be treated as the current sole private-rented route. Social housing assured tenancies may remain on different forms until their later commencement.

The statutory rent increase route differs by tenancy type and by UK nation, so the applicable notice mechanism must be checked carefully.

Key legal requirements

• the tenancy type, rent period, current rent, and landlord / tenant details must be correct
• the correct contractual or statutory route must be used, including section 13 with the correct prescribed form (Form 4A for private PRS in England where that regime applies)
• the proposed start date and notice period must comply with the relevant tenancy rules
• any challenge route or tribunal reference should be consistent with the notice and the jurisdiction involved

Why this matters

Using the wrong form (for example relying on obsolete Form 4 for a private England tenancy after the Form 4A change) or the wrong timing can invalidate the increase or create avoidable disputes about whether the higher rent is legally recoverable.
